General information about our services and about building on Corfu. It is not an offer, a quotation or a contract, and it is not professional, legal, tax or engineering advice. A price for your build comes only from a written quotation prepared for your plot. Please confirm anything important with us in writing before relying on it.

While our first builds are being photographed, many images on this site are AI-generated illustrations of the kind of homes and work we do. Each one is labelled "AI-generated" where it appears. They are not photographs of real buildings or of projects we have completed, and they will be replaced with photographs of our own work.

Some decorative elements, such as the olive branches, clouds and stone, are also AI-generated.

Any figure in our guides, such as a building cost per square metre or the time a permit takes, is an indicative range for Corfu at the date given with it. Each figure says whether it includes VAT and what it covers. Your own cost and programme depend on the plot, the design and the specification, and an indicative figure is not an offer.

Your rights under Greek law, including your rights as a consumer, always apply. Any guarantee beyond them is set out in writing in your contract.

We take care to keep this site accurate and available, but we cannot promise that it is always complete, current or uninterrupted. Nothing in these terms excludes or limits any liability that cannot be excluded or limited by law.

The text, design, logo and original photographs on this site belong to or are licensed to [registered company name: to be added]. AI-generated illustrations may not be protected by copyright. Please do not copy or reuse the content of this site for commercial purposes without our written permission.

These terms are governed by Greek law. If you are a consumer, this does not take away the protection of the mandatory rules of the country where you live, where the law gives it to you. You can bring proceedings in the courts of Kerkyra (Corfu), Greece, or in the courts where you live where EU or your local law allows. We will bring proceedings against a consumer only in the courts where they live.

If a complaint cannot be settled with us directly, we will tell you in writing which alternative dispute resolution body can hear it and whether we will take part. In Greece these include the Consumer Ombudsman (synigoroskatanaloti.gr).

We may update these terms. The version dated below applies from that date. A change never affects a contract we have already signed with you.
