Nothing starts until the stage before it is signed off, and nothing is covered until it has been seen.

Land and permits first, then the design and a price you approve line by line, then the build with a written report every week and a snagging list closed before handover.

The build, in three stages

01 · Land and permits

A site visit, a measured survey and a written brief. We establish levels, access and what the plot will carry before anything is drawn.

Before anything is drawn we confirm that the plot can be built on: title, plan status, forest map, archaeological zones and road access. The engineer then prepares the permit file, which is submitted electronically through the national e-Adeies system.

02 · Design and costing

Drawings, a written specification and an itemised cost, trade by trade. You approve the number before we break ground.

The architectural and structural studies are developed with the permit, not after it. We cost the build line by line against a written specification, so what you sign is what gets built, and changes are priced before they happen.

03 · Build and handover

One site manager on the job, staged sign-offs, photographs every week and a snagging list closed out before handover.

One site manager, the same trades from start to finish, and a weekly report with photographs whether you are on the island or not. At the end you receive the as-built drawings, the certificates, the energy performance certificate and the keys.
